So does this mean that if Libor rate comes down I can get a better mortgage rate?

I wonder how much lending is occurring between the major banks, or are the storing all their cash "just in case". Lets hope the government / publich who own major parts of major UK banks can get the message across - help us out.

The general view (including the man from Lloyds on Watchdog on BBC1 last night) is that SWAP rates (ie fixed rates by any other name) will remain low for the first few months of the year but will start to rise once the money markets understand the impact of all this artificial stimulus to the economy. So the message must be start looking now but be raedy to jump quickly. Once the market starts to move it will roll upwards....

I think banks are still interested in rebuilding margins at the moment. It was pretty funny today to hear the banks barracked for not doing more lending -- at exactly the same time as HSBC fell 6%+ on a £20billion rights issue rumour! :(

So, LIBOR rate is coming down! I think we can expect for better mortgage rates now.

LIBOR is not a proxy for mortgage rates. Mortgage rates are determined by supply and demand of mortgages not LIBOR rates. If you want to know where mortgage rates are going right now, you have be watching the mortgage-backed securities market.
